At MAP we base our work stages on the RIBA Plan of Work.
This industry standard sets out the key stages in delivering you your construction project from initial discussions through to handing over the keys.

RIBA STAGE 1
The first step is to discuss your project and ideas. This is ideally done in person, or can be done virtually. We can arrange a site visit to view your property and familiarise ourselves with the site and your project goals. This information can allow us to define a brief for the project, stating what your key aims and goals are for the project.
Sometimes this can be an iterative process with multiple possibilities from the outset. We can carry out a Feasibility Study where we quickly analyse the costs and benefits of several different options to help you make a decision on what your project should be.
RIBA STAGE 2
Once a project brief is established we will work with you to create an initial design proposal. This will involve accurately measuring and surveying your property to allow us to create accurate drawings.
We will then produce an initial design for your property which can include 2D drawings, 3D images, or physical models to help you visualise your design. We will then review our proposals with you, allowing for your comments, input and design revisions to make sure we get the design that is right for you.
RIBA STAGE 3 - PLANNING CONSENT APPLICATION
After settling on an initial design, we then develop the design in more detail. At this stage we can establish if planning submission is required or if permitted development is possible.
We will then produce the planning submission information and submit it to the local council.The local council will then determine the application and we will go through the decision and next steps with you.
RIBA STAGE 4A - BUILDING WARRANT APPLICATION
The design is then further developed to meet the technical standards as set out within the Building Regulations. This is one of the most important stages to make sure your property is safe, warm, easy to heat, and sustainable. A structural engineer will likely need to be appointed at this stage to independently assess and certify the building structure.
Specialist design consultants may be used on specific aspects of the design, for example; electrical engineers or renewable technology consultants. With the aid of these specialists, we will prepare and submit the technical drawings required for a Building Warrant.
RIBA STAGE 4B
This is where the project starts to come to life! At this stage we will get some input from you about chosen fittings, fixtures and finishes for your project.
Once the Building Warrant has been approved, we prepare a package of drawings and information that can be sent out to contractors and builders to allow them to price your job. This is called the Tender process. We can then help you review and compare their responses to help guide you towards finding the best contractor for your project.
RIBA STAGES 5 & 6
The building begins!
We can follow the project on site, acting as Contract Administrator or to simply visit the site regularly and answer and of your queries.
As a Contract Administrator we are required to act impartially and fairly to ensure the construction runs as smoothly as possible. This includes regular site meetings, inspections and progress updates to help keep the project on track and meeting the highest standards.
The final handover stage is completed once the construction is finished and the project can be handed over to yourself. We can also provide follow up meetings typical 6 to 12 months after completion to check on the construction and ensure everything is up to your standard.

*Clients have a statutory obligation under law to appoint a Principal Designer to oversee Health and Safety. Our clients may appoint either Magnus Architect Practice or an alternative consultant to provide this service.
